The terms behind the numbers

Three figures,
three questions.

I

Gross yield

Rent ÷ price

Return before operating costs. Fine for quick comparisons, but overstates what you keep.

II

Net yield

(Rent − opex) ÷ price

Net operating income divided by price. The key figure in a valuation, measured here against market level.

III

Cash-on-cash

(NOI − interest) ÷ equity

The return on the money you actually tie up. Debt lifts it when yield exceeds the interest rate, and drags it down when it doesn't.
